Cancellation Policy: PAYMENT AND CANCELLATION TERMS
Half of your rent is due here within 10 days of booking to confirm and guarantee your reservation. Failure to make this payment subjects your reservation to automatic cancellation. The balance due of rent, Government Hotel Tax, and damage deposit must be paid in full at least 45 days prior to your arrival. All cancellations and any requests for changes to your reservation (such as date changes or changes in the number of persons in your group) must be made IN WRITING, and faxed, emailed or mailed to us promptly. If you cancel more than 45 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 per cent of your total rent will be retained as liquidated damages. If you cancel within 45 days of your arrival date, 100 per cent of your total rental will be retained as full liquidated damages. We'll always do our utmost to help fill dates which must be cancelled, for whatever reason, so that a full or partial refund can be made to you without loss to the villa owner. Refund arrangements can depend largely on the amount of notice given to us of your cancellation, and of the time of the year. If your cancelled dates are rebooked to another guest, 80 per cent of your rental monies will be returned to you for the nights rebooked, and 20 per cent may be retained as full liquidated damages. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis within 45 days of arrival. No-shows, late arrivals, reductions in number of persons in your group after arrival, and early departures are all non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, or which causes the Guest extreme, undue discomfort or serious inconvenience. Guests who abandon their villa without permission from agree they have no rights to compensation.
All U.S.V.I. rentals under 91 days' duration are subject to an 8% U.S.V.I. GOVERNMENT HOTEL TAX, so be sure you figure this additional cost into your vacation budget!
DAMAGE DEPOSITS
Damage deposits are fully refundable to you within 45 to 60 days of your departure, provided there is no breakage, damage, missing items, trash/garbage removal, no additional cleaning for villas left abnormally dirty, long-distance calls charged to the house telephone, and no other charges incurred before, during or after your stay, still outstanding. All normal utilities (except for your long-distance phone calls) are included in your rental price. Water is at a premium here, so you must watch that you only use what you need. Guest agrees to pay the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked pantries and closets are not included in your rental. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. Rearranging the furniture or removing any items from the villa is prohibited.
Security Deposit: A fully refundable $500.00 security deposit is required. The deposit will be refunded approximately 60 days after departure.
Other Policies: A notarized liability waiver signed by both parents is required for young children staying with us.
Pets are sometimes accepted with payment of an additional security/damage deposit. Please inquire.

The Retreat consists of three richly-hued pavilions centered around a private garden courtyard, on a hillside above beautiful Dreekets Bay on the secluded east end of St. John, USVI. A 40' lap pool runs the length of the courtyard with a jetted hot-tub at one end for relaxing after a workout in the pool or a day at the beach. Comfortable lounge chairs on the deck around the pool create an ideal spot for private sunbathing.
A central pavilion contains the living room and a gourmet kitchen, while the two side pavilions each contain a separate bedroom suite. Both bedroom suites have closets, separate bathrooms, balconies, and completely private slate-lined outdoor showers with a view of the sea. The bedrooms are furnished with Italian beds, ceiling fans, and air-conditioning. Sleeping lofts tucked into the roof rafters of the bedroom pavilions can accommodate kids or extra guests. Each of the two lower bedroom pavilions, while on the same level as the courtyard and living room, is completely private from the rest of the Retreat.
Located on the pristine east end of St. John, Dreekets Bay is known among locals for having some of the best snorkeling and diving in the Caribbean. Reached by a scenic drive through the National Park along paved roads from Cruz Bay, the location of The Retreat offers an experience of untouched, secluded natural beauty just a fifteen minute drive from outstanding restaurants featuring local and continental cuisine in Coral Bay.
Stunning views of the bay and across Sir Francis Drake Passage to the magnificent island of Tortola encompass you as you approach The Retreat by road. Each room of the house is oriented to maximize these sweeping vistas, second to none of St. John. No other homes overlook The Retreat, and across Dreekets Bay from the house lies the untouched landscape of Virgin Islands National Park. The front of each pavilion is a glazed rollup door, allowing the entire wall to open up to tropical breezes and the view. Just 110' below the house down a private trail, the secluded sandy beach provides a perfect spot for sunbathing, snorkeling, or pure relaxation.
From the balcony of the house, brilliant fish are often visible swimming in the bay, in the clearest, cleanest water on St. John. Because of its location, the beach at Dreekets Bay remains unspoiled by crowds and pollution, providing an unsurpassed setting for sunbathing, snorkeling and diving. Just offshore, waters teem with waving anemones, soft-corals, and multi-hued hard corals that shelter brilliant fish of all shapes and sizes. Dolphins and sea turtles play offshore, and lobster, black corals, and even rare Elkhorn corals are often spotted here.
Conveniently close to the town of Coral Bay yet stunningly secluded and untouched, the location of The Retreat is perfect for romantic couples, adventure-seeking families, busy executives looking for solitude, and anyone searching for peaceful luxury in a setting of glorious natural beauty.
The Retreat is designed to accommodate up to 10 guests, its two separate bedroom suites allowing families or couples to enjoy complete privacy. On either side of the main pavilion, each of the two bedroom pavilions contains a European king bed, a loft with an extra-long double bed (accessed by a pull-down wooden ladder), a separate bathroom and an outdoor shower with ocean views. Both bedroom suites are air-conditioned and are equipped with ceiling fans.
The well-equipped gourmet kitchen in the main pavilion offers ocean views as well as a gas stove and oven, refrigerator, dishwasher, microwave, trash-compactor, professional quality cookware, and an eating bar. A laundry area with washer and dryer is adjacent to the kitchen. The living room of The Retreat, also in the main pavilion, contains comfortable seating and dining areas, along with satellite television, VCR, DVD player, surround-sound Hi-Fi, and library of books and movies. The pull-out couch transforms into one queen or two twin beds to accommodate extra guests.

Sweeping vistas surround The Retreat and define its spaces. Every room is oriented towards to bay to maximize the dramatic view across Sir Francis Drake Passage to the beautiful island of Tortola. Underwater, Dreekets Bay offers some of the best snorkeling on St. John.
