Cancellation Policy: Rental Payment Refund Policy
•Full refund of rental deposit up to 45 days prior to scheduled occupancy. Minus a small fee charged by PayPal, about 4% .
•50% of rental deposit will be refunded if cancelled 15 - 45 days prior to occupancy.
•25% of rental deposit will be refunded if cancelled within 14 days or less of occupancy.
Rent refunds will be returned within 10 days of cancellation
Security Deposit: Security Deposit Refund Policy
1-Any damages, loss or theft of property from or in your villa will be deducted from the security deposit at the full cost of the repairs or replacement.
2- Any violations of the villa rules may result in a loss of all or part of the security deposit. ESPECIALLY:
•Additional guests other than those registered.
•Smoking inside the Villa or smelling like cigarettes inside.
•Over use of the electricity. Caused by running the air conditioner with the windows & doors open, leaving it on when not in the villa, or setting the temperature too low. Turn it off when you leave, even hot rooms cool down very quickly when you return. (This will be completely at the discretion of the onsite personnel)
•Not checking out by the agreed upon time on your final day. Our maids need time to clean your Villa before they go home for the day.
Security Deposits are usually refunded upon departure (100% so far). If not, you will receive a refund no more than 30 days from the end of your stay.
Other Policies: VILLA / CONDO RULES
1 - Each Villa is equipped to accommodate 6 persons, including all children. In some cases, we may allow an additional baby or small child when sleeping arrangement can be provided by the parents.
2 - Only those individuals registered in your Villa may enter the premises. NO guests or additional family may be invited to visit your Villa, the common areas or pool during your stay.
3 - NO pets are allowed at any time. NO SMOKING in the Villas.
4 - Parking for 1 vehicle per Villa is available inside the security gate. Additional vehicles MUST be parked outside on the common roadway.
5 – You MUST notify us of your arrival time and flight number in advance, so that we can meet you at your Villa with the keys. Normal check in times are 2:00 – 6:00 pm. If you will be arriving late, we need to be informed in advance so arrangements can be made. Check out time is before 11:00.
6 - Each Villa is stocked with a "starter" supply of dish soap, toilet paper, trash bags, etc. Maid service (week days ONLY) includes 2 hours of light cleaning.
7 - Pool hours are from 9:00 a.m. to 10:00 p.m. There is no lifeguard on duty. You swim at your own risk and children under 12 years old MUST be accompanied by an adult at all times while in the pool.
8 – Outdoor showers and garden hoses are provided to clean the sand off of your body before entering the pool. Please also use them before showering inside the Villas, or it will plug up your drains.
9 – We are not responsible for lost or stolen items.
10 – No glass containers are allowed in the common area or pool. (Bottles, jars, glasses, pitchers, etc) Remove ALL garbage when leaving the pool area. (Cans, food, cups, etc.)
11 - Each Villa has it's own individual umbrella and 2 lounge chairs. Please don’t use the poolside items of other guests or owners.
12 – ALWAYS close doors & windows when A/C is on, don’t set below 24. Turn it off when leaving, the rooms cool down quickly. Electricity rates are based on amount used.
13 - NO sleeping or camping overnight on common areas or at pool. NO motor vehicles, motorcycles, etc, on the grassy common areas or beach.
14 - Music volume must be moderate to not impact the other guests or owners.
15 -Any reservation made under false pretense will be subject to forfeiture of all advance payments, deposits and/or rental money, and the party will not be permitted to check-in.
16 – We are a FAMILY destination. Nudity, profanity, activities of a sexual nature, etc. in the public areas will not be tolerated.

Villas Playa Blanca is a complex of 12 Mexican style 2 story Duplex Condos built on 3.5 acres of manicured beach front near Zihuatanejo. A few miles south of the airport in a rural, mostly undeveloped area, which provides peaceful relaxation away from the crowds.Our electronic gate access offers absolute privacy and security.
Lush landscaping of tropical plants, green grass and tall palm trees reminds you that you are in paradise! You will enjoy the large infinity edge pool overlooking the beach and ocean with the finest sunsets you will ever see. There are Ocean views from every Villa so you can drift off to sleep to the sounds of the ocean.
Playa Blanca is ten miles of white sandy beach that curves around the bay just south of Zihuatanejo. At the southern most end of the bay is a large lagoon and small village called La Barra de Potosi. Here you can explore the lagoon and wildlife sanctuary by kayak or dine on the beach at one of the numerous outdoor restaurants. Fishing is also available from small Pangas and Horseback rides on the beach. And still only 20 minutes from downtown Zihuatanejo.
Our two story, 1800 sq ft Villas feature 1 bedroom downstairs, one bedroom and master bedroom with private terrace upstairs. Each bedroom has its own full bathroom, individually controlled air conditioning and ceiling fan.
Every unit has a palapa covered patio facing the gardens, pool and beach.
You get a fully equipped kitchen with purified drinking water and private washer & dryer within the villa.
All linens and towels are provided, including beach towels.
Two hours of daily maid service is provided on weekdays only.
Sometimes cooking or child care can be arranged, if done in advance.These are all non-smoking condos.

| We are located on an almost empty beach with a palapa restaurant next door and a wonderful gourmet restaurant only a mile up the beach. Several others nearby as well. Zihuatanejo is only a 20 minute drive and Ixtapa is about 30 minutes. |
