Cancellation Policy: Please contact us to determine availability for your intended travel dates. Because of our small size, cancellations significantly affect us. If you cancel 60 days or more before your arrival date your deposit will be refunded. For cancellations less then 60 days before your arrival date, we will refund your deposit only if we are able to rebook your space.
Security Deposit: To secure your reservation a 25% deposit is required. Upon arrival the remaining balance and $500.00 security deposit will be due.
The $500 - refunded within ten days of departure if home is left free of damage.
Other Policies: All rentals are non-smoking. For those who wish to smoke, the decks are available and ashtrays are provided.
As a working ranch many dangers are present for immature guests, including but not limited to wildlife, water hazards, equipment, dogs, other domesticated animals, etc. If you are traveling with children you must be diligent in their supervision and assume all risks, liabilities and losses associated with them.
Well-mannered and socialized pets may be welcome on the ranch.

Property Description:

Come and enjoy Montana with all the comforts of home! This1250 sq. ft. home can comfortably accommodate six people in a very private setting, with the waters of Cold Creek as one of the only background noises.
The two nicely decorated bedrooms and one full bath are furnished with quality linens and mattresses. The master bedroom offers a king bed, and the second room two queen beds, with adequate closet space. The fully-equipped kitchen (with center island) opens to the living room and dining area.
Staples such as paper goods, basic spices, flour, sugar, and laundry, dish and hand soaps are all provided. There is a separate laundry room, and local telephone service for out going calls. The covered front porch has Adirondack chairs and a BBQ -- perfect for enjoying some of the best views of the valley.
