Cancellation Policy: If you want to change or cancel your booking once the confirmation has been made, you must contact the owner or its agents immediately you become aware of the need to do so. Any change to your booking can only be made with the express written consent of the owner or its agents any they are under no obligation to accept such changes or cancellation once the original booking has been confirmed. Any changes can only be made in any event, "Subject to availability". In the event of cancellation of a booking, a refund of any monies paid can only be made providing the owner or its agents are able to secure another booking for the property from another customer. However, in exceptional circumstances the owner or its agents may consider the issuance of a "rain Check" redeemable against a future reservation. We highly recommend therefore that you consider taking out suitable holiday/cancellation insurance accordingly.
Security Deposit: When you book your property you will be required to pay the amount due by credit card or check card using our online reservation system. Your reservation is then confirmed in real time Whilst you will be invoiced for 100% of your rental amount online, for weekly rentals your credit card will only be charged 50% of the rental amount plus taxes as a deposit and the balance of 50% of the rental amount plus taxes will automatically be debited to the same credit card 6 weeks prior to the commencement of your holiday. Short stay rentals are billed 100% at the time the reservation is made.

Welcome to Cobtree Vacation Rental Homes, a AAA 3 diamond approved establishment offering Air Conditioned, Pet Friendly, Children Friendly and Disabled friendly, Vacation Rental Cottages and American Log Homes surrounded by 57 acres of farmland overlooking the Western Shores of Seneca Lake in the beautiful finger lakes region of upstate New York and close to Watkins Glen. As well as being right on the Seneca Lake Wine Trail and the nearby wineries and vineyards, each cottage offers it's own private seclusion within the Cobtree estate and is surrounded by panoramic views over open fields to the South and West as well as 18 acres of woodlands to the North. Each property has a fully equipped kitchen,washing machine, tumble drier, iron and ironing board, full gas fired forced air heating throughout, hardwood floors, spectacular views over Seneca Lake on one side of the property and open farmland and woodland on the other side.
